When you buy a house, what comes with it? 

Inclusions are what’s included with the house and exclusions are what’s not. 


Typically, all existing big appliances are inclusions with the exception of an extra  appliance like a freezer.


Typically, all existing light fixtures are inclusions unless the seller wants to exclude something that may be special to them - like a dining room chandelier. In most cases, the seller has to replace it with a standard light fixture.


Usually, all existing window coverings are inclusions like blinds, shutters, curtains, drapes etc, unless the seller specifies some exclusions - typically drapes that match with certain bedding or custom drapes may be exclusions in some cases.


Anything that's fixed or screwed into walls or floors stays with the house unless specifically excluded - for example, certain shelving, fancy thermostats or smart home systems.


There’s more on the list, like Tv wall mounts, gazebos, garden sheds, central vacuum, garage door openers - and mostly everything is open for discussion and negotiation!
